Aerial Survey for Private Access Improvements
Four families share a gravel road. It’s been there since 1971, everybody maintains it by handshake, and now one owner wants to pave. Somebody pulls the recorded easement and discovers the legal strip runs thirty feet north of where the road actually sits. Aerial Surveying is how you find that out before the contractor mobilizes, because it puts the real road and the paper road on the same drawing.
That mismatch is common. Owners just never look until money is involved.
The Road You Drive Is Not Always the Road You Own
Access easements get recorded with a legal description. Roads get built where the ground was easiest. Those two things drift apart over fifty years, and nobody notices because everyone keeps driving.
Then somebody improves it. Paving, widening, adding a culvert, extending to a new lot. Improvement is when the paper matters, since you’re now spending money on a strip you may not have rights to.
Failure is expensive and slow. You pave, a neighbor objects, and now you’re arguing about a road that already cost you sixty thousand dollars. The survey costs a fraction of that and happens first.
Why a Long Thin Corridor Suits a Flight
Access projects have a shape problem. The site is a mile long and twenty feet wide, so walking it means a full day of field time for a strip of dirt.
A flight covers the whole run in one pass and gives you a continuous surface instead of shots every hundred feet. On a road, the spots between your shots are exactly where the drainage problems live.
Coverage is the real win here. You get the corridor plus the ground on either side, which matters when the design needs a ditch, a shoulder or a turnaround somewhere.
What the Flight Gives an Access Project
Ask for products, not pictures. These are the ones that actually drive the design.
Grade along the entire run
A surface gives you profile anywhere the designer wants it. Long driveways and private roads live or die on grade, since a steep pitch affects drainage, surfacing choice and whether emergency vehicles can make it up.
Local fire access rules often set maximum grades and minimum widths. Those numbers vary by jurisdiction, so check yours rather than trusting a rule of thumb.
Drainage crossings and low points
Water crosses a road wherever the ground says it does. The surface shows you where, and it shows you the low spots that turn into potholes every spring.
Owners usually know about one bad spot. The data typically shows three.
Existing width and clearances
You get the actual travel surface width along the whole corridor, not just at the two spots someone measured. Aerial imagery also shows encroaching vegetation and where the canopy pinches in.
That matters for anything larger than a pickup. Delivery trucks, fire apparatus and construction equipment all need room the current road may not have.
A picture the co-owners can read
Shared access means multiple owners, and multiple owners means meetings. Nobody reads a contour map. Everybody reads an aerial photo.
That sounds trivial and it isn’t. Getting four neighbors to agree costs more time than the engineering does, and a clear image shortens the argument.
What Aerial Data Cannot Settle
The flight measures what’s visible. Rights are a different question entirely, and this is where owners get confused.
An aerial survey won’t tell you where your easement legally sits. That answer comes from record research and boundary survey work, meaning deeds, plats and monuments on the ground. The flight shows you the road, and a boundary surveyor tells you whether the road belongs there.
It won’t find the buried utilities running under or alongside the road either. It won’t tell you who’s obligated to maintain the thing, since that lives in the easement document or a maintenance agreement. And it won’t measure ground under heavy tree canopy, because a camera can’t see through leaves and even LiDAR loses returns under dense cover.
Anyone selling you a flight as a complete answer for an access project is overselling. The flight is one piece, and the record work is the piece that decides whether you can build.
What to Order Before Design
Get these names in writing before anyone flies. Vague scope produces imagery and no answers.
- A bare earth surface along the corridor with a stated accuracy target
- Profile and cross sections at the interval your engineer wants
- Existing travel way edges and width along the whole run
- Visible drainage structures, culverts and ditch lines
- Orthomosaic imagery covering the corridor and a margin on both sides
- The recorded easement plotted onto the drawing, which requires record research
- A written note on how any wooded sections were handled
That easement bullet is the one that matters most and the one people skip. A corridor survey without the easement plotted answers the engineering question and leaves the legal question open.
When It’s Not Worth It
A short suburban driveway doesn’t need a flight. Neither does a straight, flat, open run of a few hundred feet where the easement is clean and recent.
Value shows up with length, with grade, with trees and with multiple owners. If your access project has three of those four, order the flight. If it has none of them, a ground crew will be faster and cheaper, and a good surveyor will say so.
Be suspicious of anyone who recommends aerial work for every job. Tools have ranges, and pretending otherwise is a sales tactic.

What if the road sits outside the recorded easement?
Take it to a real estate attorney before you spend anything on construction. Options sometimes include a corrected easement, an agreement with the affected owner, or relocating the improvement onto the legal strip. Long standing use occasionally creates rights under state law, and that varies enormously by jurisdiction. Improving a road you may not have rights to is the worst available choice.
Do all the neighbors have to agree to the survey?
You can survey your own property without permission from anyone. Flying over or entering a neighbor’s land is a different question with different answers depending on your state. Shared access projects go better when everyone knows what’s happening anyway. Tell the co-owners before the flight rather than fielding angry calls during it.
How accurate is aerial data for road design?
Accuracy depends on the sensor, the flight plan and whether ground control points were placed and surveyed properly. Road grading tolerates less precision than structural work, so a well controlled flight usually meets the need. Wooded stretches are the weak point, since canopy blocks ground returns. Ask for a stated accuracy target in writing and confirm it matches what your engineer requires.
Do we need permission to fly over a private road?
You control land, and the airspace above it follows federal rules rather than yours. Commercial flights in the United States operate under FAA Part 107, and locations near controlled airspace may need authorization first. Your surveyor should manage that and show you the certification and insurance. Notify the other owners along the corridor as a courtesy.
